About the Role

This is a great opportunity for the right person to really showcase their versatility with all aspect across the property of Auriens Chelsea, ultimately being responsible for all operations and maintenance that has to do with any and all engineering equipment throughout the building, and supervises all other engineering contractors for the residence.


This is a senior leadership role within the organization managing a small team from an FM contractor on a day to day basis. There will be some elements of ‘hands on’ work will be involved as expected in a small team.


The Chief Engineer will oversee the repairs, installations and upkeep of the building, offices and other facilities. Their main duties include designing maintenance procedures, tracking budgets and expenses and performing inspections on different facilities to find problems and make repairs.  In addition needing to liaise with other operating teams on the requirements of new residents moving into the building.

Role Requirements


  • Coordinate and manage the day to day functional operation of the FM contractor
  • Overview of the operations of all the service contractors, provides the FM contractor with any feedback regarding sub-contractor performance
  • Provides financial direction and technical guidance regarding HLP, R&M, CapEx, Engineering Operations and staffing
  • Manages and controls heat, light and power and recommends current best methods for energy conservation and economical facility operations
  • Anticipates and quickly seize opportunities to improve performance
  • Has oversight of all scheduled inspections
  • Constantly reviews and provides feedback to the organization, and the FM contractor regarding Preventative, Routine, and Repair Maintenance
  • Provides support to the FM contractor with any major technical issues that arise.
  • Ensures that regular, ongoing communication is happening in all areas of engineering. Continually communicates a clear and consistent message regarding departmental goals to produce desired results
  • Develops project plans in accordance with renovation or new construction needs. Contacts contractors for bids, supervises construction to ensure timely completion of projects within budgetary guidelines
  • Advises or supports the GM in the creation and evaluation of operating and CAPEX budgets
  • Monitors Engineering budget and critiques any over/under spend
  • Reviews financial reports and statements to determine how Engineering is performing against budget. Works with engineering and GM to determine areas of concern and develops strategies to improve the department’s financial performance.
  • Makes recommendations for CAPEX funding of building projects and plant equipment and renovations in accordance with business strategy.
  • Assists in residence energy conservation opportunities and in achieving a reduction in utility consumption


Maintaining Property Engineering Standards


  • Inspects engineering operations and procedures to ensure compliance with standard operating procedures
  • Monitors residence environment. Reviews public space walk-through results and ensures buildings are well maintained and operational areas have an atmosphere that meets or exceeds residents expectations
  • Manages the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems in accordance with category’s Standard Operating procedures
  • Participates in developing specifications and requirements for service contracts and administers such contracts to support building needs
  • Assists in preparation of reports required by state agencies for water consumption, wastewater discharge and boiler emissions
  • Ensures compliance with all legislative regulations
  • Oversees maintenance of property life safety systems (firefighting equipment, sprinkler systems, alarm systems and emergency generator)
  • Performs engineering asset inspections as assigned


Qualifications & Experience

 

  • At least 5 years’ experience in the engineering and maintenance or related professional area (at least 2 years in a leadership role at Senior Level)
  • Technical background in building services engineering
  • Diploma level education in a related field (Desired)
  • Must have appropriate technical licenses and a valid driver’s license
  • SMA (Systems Maintenance Administrator), CEOE (Certified Engineering Operations Executive), FMA (Facilities Management Administrator) (Desired)
  • Must be knowledgeable in operations of Full-Service brands
